  3. When a tenant moves out, enter the move-out date and set Status to "Move-out Pending" — the Return Deadline and days remaining calculate automatically
  4. Enter any deductions and the net amount to return calculates instantly
  5. Log the actual return date and flip Status to "Returned" to close the record

FAQ

How do I set it for my state's return period?

There's a single Settings cell at the top of the Ledger tab — enter the number of days your state requires (e.g., 14, 21, or 30). Every return deadline in the ledger recalculates instantly from that one number.

What happens when the deadline passes?

The Days to Deadline column goes negative, making it immediately visible. The Summary tab also counts overdue returns separately so you can see them at a glance.

Can I track deposits for multiple properties?

Yes. Label each row by unit address or property name — the ledger is flat by design so everything is in one place. The Summary tab totals across all rows.

Is this a subscription?
